Maybe you have some questions. Many people do and it’s perfectly fine. We want to set the expectations in advance. Here’s some of our most common questions, and our answers. Q. Where do you buy fire damage houses? 

A: While we can technically buy fire damage houses, apartment buildings, and commercial properties in any U.S. state, our primary markets where we have staff in place are Colorado, Texas, Maryland, Washington, DC, Virginia, and Florida. 

Having said that, we are in a small and ultra specialized industry.

Q. Will you be listing my house on the MLS after you buy it?

A. We’re professional home buyers, not real estate agents. We buy homes in select markets that meet our criteria. After we purchase the house, depending on the condition we may demo it, repair it, gut it, resell it or keep it as a rental.

Q:  How do you determine the fair market price for the cash?

A:  Our process is simple and straightforward. The price based on the following factors:

  1. The location of the property
  2. The repairs needed (if possible)
  3. The cost to demo or gut it 
  4. The current condition of the property

We take many things we take into consideration to come up with a fair value that works for you and us.

Q:  Do you pay fair prices for properties?

A:  Many of the houses we purchase are in need of work or nearly burned to the ground and thus purchased below market value. This will allow us to have room for the cost of demolishing repairs so we can resell it at a profit to another home owner.

We seek to get a fair discount on a property. However, in our experience, many sellers like that we can close quickly on their property AS-IS. There is no waiting for approval for financing. And they like the convenience that no time or effort or expense is required on their part to fix up the property or pay agent fees. Q:  Are there any fees or commissions to work with you?

A: Nope! This is what sets us apart from the traditional method of selling your house. There are NO fees or commissions when you sell your house to us. There are no public showings required for potential homebuyers.

We’ll make you an offer within 24 hours after speaking to you, if it’s a fit then we’ll buy your house and also pay the closing costs. We’ll work with a reputable title company close to you. No hassle. No fees.

Q:  What happens if my house does not meet your criteria for a cash offer or if I have a ‘situation’ with my home?

A. Rest assured, we have an in-house creative deals team. They are specialists in putting together non-conventional deals that will allow us to assume the mortgage so that you are able to catch up on back payments (if applicable), address code violations, or exit your property if you are on a tight schedule.

Q:  How are you different from a real estate agent?

A: Real estate agents list properties and hope that someone will buy them. If you are being relocated out of the area; in a situation where you must quickly move; or your property is not up to today’s ‘HGTV’ standards, you might not have the time or money necessary to make the necessary upgrades, with no guarantee you can sell the property.

The agent shows the properties to prospective buyers if there are any (the average time to sell a property in many markets right now is 6-12 months) and then once it’s sold they will take a percentage of the sale price if they find a buyer. Oftentimes, the agent’s commission is 3-6% of the sale price of your house (so if it’s a $100,000 house, you’ll pay between $3,000 – $6,000 in commissions to an agent).

Agents provide a great service for those that can wait. But this is not a luxury that many sellers have.

We’re not agents, we’re home buyers. Our company actually buys houses. Since we’re the one buying the house from you, and we pay with all cash… we can make a decision to buy your house typically within 24-48 hours.

Again, we make our living by taking the risk to buy the house with our own cash, repair the house, and market it ourselves to find a buyer (which is the hard part in this current volatile and unpredictable market).
